Seasonal Home Maintenance Tasks Most Homeowners Forget

Small maintenance misses often create the most expensive repair calls. A clogged condensate line, loose dryer vent, or buried downspout extension can stay invisible for months before it damages floors, framing, wiring, or appliances.

Many checklists cover obvious chores like changing HVAC filters and mowing before winter. The seasonal home maintenance tasks below focus on the items homeowners tend to skip because they are quiet, hidden, or just inconvenient.

Check water control before the weather changes

Water should move away from the house fast. After one heavy rain, walk the perimeter and watch where water ponds. Soil should slope away from the foundation at about 6 inches over the first 10 feet, a common benchmark used in residential grading guidance.

Clean gutters before leaf drop peaks and again after nearby trees finish shedding. Downspouts should discharge at least 5 feet from the foundation, and farther is better on clay soil. If you see splashback stains on siding or mulch washed into beds, the discharge point is too close.

Look for cracks wider than 1/8 inch in exposed foundation walls. Mark the end of the crack with a pencil and date it. If it grows over one season, call a foundation or structural professional before patching the surface.

Test the sump pump before storms

Pour 5 gallons of water into the sump pit. The pump should turn on, empty the pit, and shut off without grinding or short cycling. If the float sticks, unplug the pump before reaching into the pit.

The Federal Emergency Management Agency, or FEMA, recommends elevating utilities and using flood-resistant measures in flood-prone homes — and specifically advises installing a battery-operated backup sump pump in case the power goes out during a storm. Many residential backup systems cost about $150 to $500 before installation.

Inspect vents that can start fires or trap moisture

Dryer vents deserve more attention than lint screens. The National Fire Protection Association reports that dryers and washing machines cause thousands of home structure fires each year, with lint and dust among the leading ignition materials. Clean the duct at least once a year, and every six months for large households.

Use rigid or semi-rigid metal duct, not thin plastic or foil flex duct. The International Residential Code limits dryer exhaust duct length to 35 feet, with reductions for bends unless the dryer maker allows more. Long, crushed, or sagging ducts make the dryer run hotter.

Bathroom exhaust fans need testing too. Hold a square of toilet paper to the grille while the fan runs. If it will not hold, clean the grille and check the duct flap outside.

Look for vent terminations in bad places

Bathroom and kitchen fans should vent outdoors, not into an attic or soffit cavity. Warm moist air can condense on cold roof sheathing in winter. That moisture can feed mold and weaken sheathing around nails.

Check that exterior flaps open freely. Bird nests, paint, and wind-damaged covers can block airflow. Replace broken covers before freezing weather because stuck flaps can freeze shut after a wet storm.

Measure humidity, not just temperature

Keep indoor relative humidity between 30% and 50%. The U.S. Environmental Protection Agency recommends controlling moisture to limit mold growth indoors. A $10 to $20 digital hygrometer can reveal problems before windows sweat.

If winter humidity stays above 50%, run bath fans longer and check crawl spaces for exposed soil. If summer humidity stays high with the air conditioner running, the system may be oversized or short cycling. Musty odors near closets and exterior corners often appear before visible mold.

Service safety devices on a schedule

Smoke alarms and carbon monoxide alarms need more than a quick button press. Test alarms monthly and replace smoke alarms every 10 years, following NFPA guidance. Carbon monoxide alarms often expire after 5 to 10 years, depending on the label.

Check the manufacturing date on the back of each alarm. If paint, dust, or age makes the date unreadable, replace it. Install CO alarms outside sleeping areas and on each level when the home has fuel-burning appliances or an attached garage.

Replace batteries when the alarm chirps, but do not wait for chirps as your schedule. Many sealed 10-year alarms need full replacement when they fail. Vacuum alarm openings with a soft brush attachment during spring and fall cleaning.

Choose the right maintenance level for your home

Not every home needs the same seasonal routine. Age, trees, climate, and mechanical systems change the risk. Use the table below to decide where to spend time first.

Pick the category with the highest damage risk first. A home with a finished basement should prioritize water control over cosmetic exterior work. A home with gas appliances should place alarm dates and venting ahead of landscaping.

When DIY is enough, and when to call someone

DIY works when the task involves cleaning, testing, measuring, or replacing a simple cover. Examples include clearing gutters from a stable ladder, testing a sump pump, cleaning a dryer lint path, and replacing alarm batteries. Stop when you find wiring, gas piping, roof penetrations, or structural movement.

Call a licensed professional when you see active leaks near electrical equipment, scorch marks, sewage backup, or flue corrosion. Also call if a breaker trips repeatedly after moisture appears. One diagnostic visit often runs about $100 to $250, which is small compared with hidden water or fire damage.

Catch exterior openings before pests and rot enter

Walk the exterior slowly with a flashlight. Look at hose bibs, cable penetrations, dryer vents, foundation vents, and trim joints. Gaps wider than 1/4 inch can admit mice, and much smaller cracks can admit insects.

Use exterior-grade sealant on siding gaps and mortar-compatible repair materials on masonry. Do not caulk weep holes in brick veneer. Those small vertical gaps near the bottom course allow trapped water to drain.

Probe soft trim with a screwdriver. If the tool sinks in more than 1/8 inch, paint will not solve the problem. Rot usually starts where end grain touches masonry, deck boards, steps, or old caulk seams.

Reset mechanical systems before peak demand

HVAC systems fail most often when they work hardest. Replace filters before cooling and heating seasons, using the size printed on the filter frame. A filter with a high MERV rating can restrict airflow if the blower cannot handle it.

Clear 2 feet of space around outdoor air-conditioning equipment. Remove cottonwood fluff, leaves, and grass clippings from the coil with gentle hose pressure from the inside out if access allows. Do not use a pressure washer on fins.

Water heaters also need a seasonal look. Check the temperature setting and keep it near 120°F to reduce scald risk and standby energy use. The U.S. Department of Energy notes that water heating is a major home energy use, so small settings and insulation checks matter.

Exercise main water shutoff valves twice a year. Turn the valve fully closed, then reopen it. If it will not move, tag it and schedule replacement before an emergency forces the issue.
